Arbors at Crossroads Earns LEED Gold Certification
365-unit luxury rental home community near White Marsh, Maryland integrates range of energy-efficient and green elements to support LEED rating
The Arbors at Baltimore Crossroads, a 365-unit luxury market-rate rental home community near White Marsh, Maryland, has earned a Leadership in Energy and Environmental Design (LEED) Gold designation for new construction, from the United States Green Building Council (USGBC) – Maryland Chapter. Contained within the 1,000-acre Baltimore Crossroads mixed-use development in Baltimore County and constructed by Somerset Construction Company.
The Arbors at Baltimore Crossroads is the first apartment community in the Baltimore region to earn this LEED Gold distinction, and the third in the State of Maryland to achieve this rating.
LEED elements integrated into the community include energy-efficient heating, ventilating and air-conditioning and hot water systems; low-flow plumbing fixtures; Energy Star appliances; and 360 solar panels on the rooftop of the garage that provides electricity to the public grid when not being fully utilized on-site.
The LEED elements and high-efficiency HVAC systems result in an average utility cost of approximately $84.70 per unit, which is more than 60% below the market rate for multi-housing in the Baltimore region.
“The Arbors at Baltimore Crossroads illustrates and executes creative thinking with regard to how multi-family properties should best incorporate sustainable products and techniques into everyday living,” explained Mary Pulcinella, Executive Director of the Maryland Chapter of USGBC. “We are extremely impressed with the depth and breadth of green features that have been engineered into this residential property and believe it serves as a role model in the industry.”
The Arbors at Baltimore Crossroads was designed in a “Texas Doughnut” configuration which consists of apartment homes built around a six-story parking garage. This allows a resident to park and live on the same level of the building. Approximately twenty-three different apartment designs are available in single, two and three-bedroom formats ranging from 510 to 1,565 square feet of space.
The Arbors at Baltimore Crossroads has won the following awards within the past several months.
